We run these as one process, because a decision in one area shapes the others.
- Screening sets up rent collection. Applicants are evaluated against written criteria covering credit, income, rental history and landlord references, so a lease starts with a tenant whose ability to pay has been checked.
- Rent collection follows the lease. Reminders, late notices and late fees are applied according to the lease terms, and owners receive monthly statements.
- Maintenance protects the tenancy and the property. Requests are sorted as emergency or routine and sent to a local vendor within the approval threshold you set. Repairs that affect habitability are handled with California's requirements in mind.
- Compliance runs through all of it. Rent increases are checked against the cap that applies to the property, whether state or local, and deposits and notices follow current California rules.
- Evictions are the last step, and rare. If a tenancy does fail, the notices and payment records from the earlier steps are already documented. We coordinate notices, documentation and communication, and work with the owner's eviction attorney when court action is required.
