California compliance
Annual rent increases on covered units are capped under California's AB 1482: 8.7% in the Los Angeles/Orange County region (Pomona, Claremont, La Verne, San Dimas, Walnut, Glendora, Covina, West Covina) and 8.1% in the Riverside/San Bernardino region (Upland, Ontario, Rancho Cucamonga, Chino, Chino Hills, Montclair) for August 1, 2026 through July 31, 2027. A stricter local ordinance controls where it applies: Pomona's ordinance currently limits covered units inside city limits to 5%. We track which cap applies to your property.

What happens if rent is late?
Automated reminders go out first, followed by formal late notices per the lease terms if payment still isn't received. The same steps apply every time.
What payment methods can tenants use?
ACH bank transfer and card payments through the Tenant Portal.
Is there a cap on rent increases?
Yes. See the California compliance section above. The cap depends on which city your property is in.
