The older parts of Ontario, around downtown and historic Euclid Avenue, include housing in a range of styles (the City describes tree-lined streets with historic Craftsman Bungalow, Period Revival, Victorian, Mission, and Ranch-style homes) with the maintenance profile that comes with age. Ontario Ranch, by contrast, is a newer-construction area: the City describes it as spanning over 8,000 acres and 13 square miles in the south of the city, annexed in 1999 and still being built out.
Ontario Ranch comes with ownership costs that older neighborhoods don't. The City's CFD administration report states that developments within Ontario Ranch are required to form Mello-Roos Community Facilities Districts that pay for public services, so special taxes on the tax bill are a standard consideration there, alongside HOA dues. Those costs affect an owner's net return even though they aren't landlord-tenant compliance issues.
Ontario International Airport and the regional logistics economy anchor employment in and around the city, and the 10, 15, and 60 freeways serve it. For owners, Ontario is two different conversations (an older-stock, maintenance-focused rental in the north, or a newer, HOA- and CFD-aware property in Ontario Ranch), and larger owners often hold both.
